Information We Collect

Account Information

When you create an account, we collect:

• Name and email address
• Password (encrypted and hashed)
• Google account information (if you sign in with Google)

Property and Offer Data

When you use the Service, we collect and store:

• Property addresses you enter
• Offer documents you upload (PDF, DOC, DOCX, TXT). Original files are retained privately so you can verify extracted terms against the source. They are not offered as general document storage.
• Extracted offer data including: buyer names, offer prices, financing terms, contingencies, closing dates, earnest money amounts, and other offer terms
• AI-calculated risk scores and analysis

Usage and Transaction Data

• Service usage history (comparisons created, features used)
• Payment and transaction history
• Device and browser information
• IP address and general location

How We Use Your Information

We use your information to:

• Provide the Service: Process offer documents, extract data, calculate risk scores, and generate comparison reports
• Maintain your account: Authenticate your identity, manage your credits and subscription
• Process payments: Handle credit purchases and subscription billing through Stripe
• Improve the Service: Analyze usage patterns to enhance features and user experience
• Communicate with you: Send account notifications, updates, and support responses
• Ensure security: Detect and prevent fraud, abuse, and unauthorized access

Data Storage and Retention

How Long We Keep Your Data

• Account data: Retained until you delete your account
• Property and offer data: Extracted comparison data is retained until you delete the property or your account
• Original offer documents: Retained privately while the property exists, so the extracted terms can be checked against the source. You can delete those source documents earlier and keep the extracted comparison. Deleting the property or your account also deletes the retained source documents.
• Transaction history: Retained for legal and accounting purposes as required by law

Your Control Over Data

You can delete individual properties and their associated offer data at any time from your dashboard. When you delete a property, the extracted offer data and any retained original offer documents for that property are permanently removed. On a property page, you can delete the retained source documents while keeping the extracted comparison. After those files are deleted, source verification for them is no longer available.

Third-Party Services

We use the following third-party services:

• Stripe: Payment processing. Stripe collects and processes payment information directly. We do not store your credit card details. See Stripe's Privacy Policy.
• Google OAuth: Optional sign-in authentication. See Google's Privacy Policy.
• Cloudflare R2: Private storage for original offer documents you upload. Those files are stored for your account and property, are not publicly accessible, and are not shared as public links. See Cloudflare's Privacy Policy.
• AI Processing Services: We use AI/ML services to process and analyze offer documents. Document content is sent to these services for processing but is not retained by them for training or other purposes.

Data Security

We implement industry-standard security measures to protect your data:

• HTTPS/SSL encryption for all data in transit
• Password hashing using secure algorithms
• Secure database access controls
• Regular security updates and monitoring

While we take reasonable measures to protect your data, no method of transmission or storage is 100% secure. You are responsible for maintaining the security of your account credentials.

Data Sharing

We do not sell, rent, or trade your personal information or offer data. We only share data in the following circumstances:

• Service providers: With third-party services necessary to operate the Service (as described above)
• Legal requirements: When required by law, court order, or government request
• Protection of rights: To protect our rights, privacy, safety, or property

We do not use your data to train AI models or for any aggregate analysis that could identify specific properties or offers.

• Access: Request a copy of your personal data
• Correction: Update or correct inaccurate information
• Deletion: Delete retained source documents, your properties, offers, or entire account
• Export: Export your comparison data as PDF reports
• Opt-out: Unsubscribe from marketing communications

Cookies

We use essential cookies to maintain your session and provide the Service. These cookies are necessary for the Service to function and cannot be disabled. We do not use tracking cookies or third-party advertising cookies.

The Service is not intended for use by individuals under 18 years of age. We do not knowingly collect personal information from children. If we become aware that we have collected data from a child, we will delete it promptly.

International Users

The Service is operated from the United States. If you are accessing the Service from outside the United States, your data will be transferred to and processed in the United States, which may have different data protection laws than your country.
